Dubai real-estate leads live on WhatsApp

Dubai real-estate leads live on WhatsApp. Property Finder and Bayut still send a name and a mobile. The viewing time often gets confirmed in chat. That does not make the first conversation a brochure dump.

The US/UK path is phone first, then WhatsApp. Dubai flips the habit: buyers already expect the green icon. The job is still the same. Qualify budget, timeline, and intent. Put two viewing times on a diary the agent will honor. Write the thread back to the CRM. A chat that sits on a personal phone is not a pipeline.

This is not legal advice and not Meta, TDRA, or UAE PDPL advice. Confirm consent, templates, and recording rules with counsel before you write a Dubai playbook.

In Dubai the viewing often gets booked in chat. The call still starts the thread.
Channel order for Dubai. Property Finder's WhatsApp-lead test is their test, not a national close-rate.

The portal already opens the chat

Bayut can put a WhatsApp button on the listing. Property Finder sells WhatsApp Leads as a listing control. Their partner-hub write-up says they ran it with 10 brokerages in Dubai and Abu Dhabi and saw 44 percent more mobile leads and 16 percent more leads overall, and that call leads did not fall. Treat that as Property Finder’s own test. It is not your conversion rate, and it is not a reason to skip voice.

Speed to lead is still a clock. Oldroyd 2007: 5 vs 30 minutes, about 100× contact and 21× qualify. HBR 2011 (The Short Life of Online Sales Leads): 42-hour average among firms that replied within 30 days. A “Hi, sending options” at minute 40 is still late, even if the icon is green.

If they asked for a call, ring. If they opened WhatsApp from the listing, answer that thread in minutes, then call if you have a number and a reason. Do not send a PDF of 12 towers and call it a qualify.

Personal phones are how Dubai desks lose the file

Property Finder’s own later notes tell brokerages to centralize on one WhatsApp Business number and log the thread. That is the operational fact. The failure mode is not “WhatsApp is unprofessional.” It is three agents, three personal accounts, no note in the CRM, and a viewing time that exists only in a voice note.

Meta’s conversation types still apply in the UAE. Inside the 24-hour customer-service window you can send free-form replies. Outside it, you send approved templates. Getting that wrong is how numbers get restricted.

What to write so the viewing exists

  1. Portal create hits the CRM with source tagged (Property Finder, Bayut, Dubizzle, site).
  2. Live voice attempt if you have a number, or an immediate WhatsApp reply if they opened chat.
  3. Budget or rent band, timeline, intent (buy / rent / just browsing), two times the listing can honor.
  4. Send those two times in the thread. A pin and a voice note are fine. A time that is only in the agent’s head is not.
  5. Write the outcome on the person record. If the next agent cannot see the thread, they will double-text and look like a second company.

mergro is built for that order in Dubai as well as the US: inbound and outbound voice, then WhatsApp, SMS, and email, with write-back to the CRM the desk already uses. Get started if the viewing lives in a personal chat and nowhere else.

What should you measure this week?

Do this afternoon. Pull last month’s Property Finder and Bayut creates.

  1. Median minutes from create to first live reply (voice or WhatsApp).
  2. Share of threads that sit only on a personal phone. If the CRM is empty, you do not have a lead. You have a screenshot.
  3. Held viewings (they attended) versus times that exist only in chat.

Do not invent a “WhatsApp conversion rate” from a portal marketing page.

Common mistakes

Treating a green tick as a qualify. Unanswered budget and timeline stay unanswered until you ask.

Broadcasting a building list to last year’s contacts. That is a template and a consent problem, not speed to lead.

Letting each agent give out their personal number. The brokerage loses the file when they leave.

Skipping the call because “everyone WhatsApps here.” Property Finder’s own test still counted call leads. Some buyers still want a voice.

Copying a US SMS cadence into WhatsApp. Different habit. Same clock. Different consent stack.

Frequently asked questions

Should we skip the phone in Dubai?

No. If they gave a number, try it. Chat can hold the viewing. It does not replace a live qualify when they will take a call.

Is Property Finder’s 44 percent our number?

No. It is their test on 10 brokerages. Use your create-to-reply time and your held viewings.

Can we qualify only in chat?

You can ask the same four things in writing. Many buyers will reply faster there than they will sit on a second form. A held appointment still needs a time the listing can honor.

What about Bayut versus Property Finder versus Dubizzle?

All three can open a chat or a call. Tag the source. The desk job does not change.
