WhatsApp follow-up for real estate is what you do after the first ring, not instead of it. A chat that says “thanks for your inquiry” while the phone stays quiet is an email with a green icon.

Phone first, because the clock is still a clock
Speed to lead is a live conversation. Oldroyd 2007: 5 vs 30 minutes, about 100× contact and 21× qualify. HBR 2011 (The Short Life of Online Sales Leads): 42-hour average among firms that replied within 30 days. A WhatsApp “Hi, this is Amy from the listing” at minute 41 is still late.
Qualify on the call: budget, timeline, intent, two viewing times. Then send those two times in chat so they exist on the buyer’s phone. Chat is the receipt. It is not the ISA.
After hours and weekend Zillow are where teams skip the ring and hide in Messenger. Do not. If they submitted a form at 8:40pm, try the phone. If they miss, the thread continues. “We’ll WhatsApp you Monday” is the HBR leak with a sticker.
What WhatsApp actually allows after a call
Meta’s WhatsApp conversation types split the world in two:
- Inside a 24-hour customer service window after the user messages you (or, in many setups, after they call / opt into the thread), you can send free-form replies.
- Outside that window, you send approved template messages only.
That is a product constraint, not a marketing vibe. If your “nurture WhatsApp” fires on a contact who never wrote you, you are in template land - or you are out of policy. US teams often find SMS simpler for the first outbound ping because the buyer gave a mobile on the portal form. UK buyers will often reply on WhatsApp once you are in the window.
Do not paste a US ISA script into a WhatsApp broadcast list and call it speed to lead.
If the buyer called your advertised number, you may already be in a service conversation. If you are opening WhatsApp to a mobile they typed on a portal form and never wrote you, assume you need a template or a different channel until counsel and your WhatsApp Business setup say otherwise. Getting that wrong is how numbers get restricted - and how you train the desk to hide in chat because “email felt safer.” Safer is not faster.

Portal share-of-voice still routes to the next agent while you compose a perfect chat. Convert the Zillow connection on the phone. Put the outcome in Follow Up Boss. Then send the same two slots on WhatsApp or SMS so the buyer can tap a time.
Write the channel on the contact: “Reached, booked Sat 11, confirmed on WhatsApp.” If the next agent cannot see the thread, they will double-text and look like a second company.
How teams use chat without replacing the ISA
- Form or connection hits the CRM.
- Voice attempts immediately.
- If live: qualify, book, send the hold in chat.
- If voicemail: short SMS or in-window WhatsApp with who you are, the listing, and two times. Ask them to reply with 1 or 2.
- Stop stacking three channels with three different times.

What should you measure this week?
Do this afternoon. Pull 50 new portal contacts.
- Share that got a live voice attempt before any chat. If chat is first, you found the skip.
- Median minutes from create to first WhatsApp or SMS after the call or voicemail.
- Holds confirmed in chat versus holds that exist only in a call note.
Do not invent a “WhatsApp conversion rate.” Measure whether chat saved a voicemail or replaced a ring.
Common mistakes
Opening on WhatsApp so you “don’t bother them.” The other desk will bother them on a live transfer.
Sending a template with no two times. That is a brand ping.
Three people in the same WhatsApp. The buyer thinks the agency is chaos.
Assuming a green check means they read the qualify questions. Unanswered questions stay unanswered until you call.
Using WhatsApp Business as a night ISA. Night coverage is still a conversation. Chat can continue it. It cannot start the 2007 clock for you.
Frequently asked questions
Is WhatsApp better than SMS in the US?
For most US portal leads, SMS is the continuation you can send to the mobile they typed. WhatsApp is useful once they write you back, or if they asked for it. Do not force an app install to confirm a Tuesday showing.
Can I qualify only in chat?
You can ask budget, timeline, and intent in writing. Most buyers will not complete a form after they already sent one. Voice is still how you get a held appointment the same hour.
What about iMessage or Facebook Messenger?
Same rule. Continuation, not the first attempt. Write whichever thread you used back to the CRM.
Is this legal in the UK?
