What does ISA mean in real estate?

ISA means inside sales agent. In real estate, an ISA is the person who calls new and old leads, qualifies them, and books appointments so a licensed agent can show the home and write the offer.

The rest of this page is the vocabulary around it: inbound vs outbound, ISA vs OSA, pay, licensing, and the AI ISA. For the full job breakdown, read the real estate ISA guide.

The ISA owns the call. The appointment is the handoff. The outside sales agent owns the showing.
Two seats, one handoff. The ISA's product is a held appointment, not a closed deal.

What is an ISA in real estate, exactly?

The title comes from sales. Inside reps sell from a desk by phone. Outside reps go to the customer. A brokerage uses the same split.

NAR treats it as a real role. Its Inside Sales Agent certification teaches “the art of cultivating leads and adding qualified customers to the office’s sales funnel.” The course is run through the REALTOR® Resource Center, and it earns credit toward the CRS designation.

The ISA does not show homes. The ISA does not negotiate. The ISA owns everything before the appointment exists.

What is the difference between an inbound and an outbound ISA?

Inbound ISA. Works leads that raised their hand: a Zillow form, a website inquiry, a sign call. The job is speed. Call before the buyer’s other two agents do. That clock is the whole subject of speed to lead.

Outbound ISA. Works lists nobody asked to be on today: old database contacts, expired listings, FSBOs, past clients. The job is volume and persistence.

The split matters. The scripts and KPIs differ, and some states treat a call the prospect started differently from one you started (see licensing below).

ISA vs OSA vs showing agent: who does what?

An OSA (outside sales agent) is the licensed agent who meets the client, shows homes, and closes. A showing agent is a licensed agent who only opens doors and tours buyers for another agent, then hands the client back. An AI ISA is software that runs the ISA phone workflow.

If your “ISA” leaves for showings, you hired an OSA with homework. Nobody is on the queue.

What does an ISA do, and how is the seat measured?

Daily duties:

  • call new inbound leads first
  • dial the database, old leads, and follow-ups
  • qualify budget, timeline, financing, and motivation
  • book the appointment on an agent’s calendar
  • write notes, tags, and the next step into the CRM

Three KPIs carry the seat:

  1. Contact rate. Leads reached live, divided by leads worked.
  2. Appointments set. Times put on the calendar.
  3. Appointments held. Times the client actually showed up.

Held beats set. Ten no-shows look great on a dashboard and cost the OSA ten afternoons. Add time to first call on inbound leads. It is the number the response-time studies tie to contact.

How are real estate ISAs paid?

There is no official number. The BLS has no ISA occupation. Its nearest series is the real estate sales agent median, $52,830 in May 2025, per the Occupational Outlook Handbook. NAR’s ISA certification page carries no pay data either.

Job boards don’t help much. Indeed’s inside sales salary page shows $62,597 a year on average, from about 5,500 postings (updated October 19, 2026). That figure covers inside sales in every industry, not just real estate.

The structure is easier to pin down than the number: base plus a bonus per appointment plus a cut of closings. One Rhode Island team’s ISA posting on Wizehire (checked October 26, 2026, now closed) offered:

  • $52,000 base, paid as a weekly draw against commission
  • a standard of 8 appointments a week that show
  • $100 for every held appointment past 8 in a week
  • 5% commission on every deal that closes from booked appointments

One team, not a market rate. Note what the bonus pays for: held appointments, not dials. To price your own seat, put your real numbers into the ISA cost calculator.

Does an ISA need a real estate license?

It depends on the state and on what the ISA says. NAR keeps a state-by-state page on unlicensed assistants, but it was last reviewed in April 2020 and says it may not be current. Check your own commission.

Two state examples show how strict it can get:

  • South Dakota. The Real Estate Commission’s guidelines let unlicensed assistants answer and forward calls and schedule appointments with existing clients or customers. They may not “solicit by telephone or in person potential sellers, purchasers, tenants or landlords,” and may not be paid a percentage of commission.
  • Utah. Rule R162-2f-401g lets an unlicensed assistant make appointments “only if the contact is initiated by the prospect,” bars telephone solicitation, and bars pay contingent on transactions.

Read those together. In states like these, an unlicensed person can often book an inbound caller but cannot cold-call, and cannot earn the per-closing bonus above. Outbound ISA work and closing bonuses usually point to a licensed ISA. Not legal advice. Confirm with your broker and your state.

What is an AI ISA, and where does it stop?

An AI ISA is a voice agent that runs the ISA phone workflow: call the new lead within a minute, ask the qualifying questions, offer times, book, and write the result back to the CRM. It works the 11pm form and the Sunday form the same way.

Its limits are real:

  • It is not a licensee. It hands a qualified lead to a human agent. It does not negotiate or give advice.
  • Outbound needs consent. In February 2024 the FCC confirmed that AI-generated voices count as “artificial” under the TCPA, which bars artificial-voice calls without the called party’s prior express consent unless an exemption applies (Cooley summary). Inbound leads who just submitted a form are a different case from a cold list.
  • It does not build trust over months. A long-nurture buyer may still need a person.

mergro is built for the first-ring part of that job. For hire vs virtual vs AI on cost and hours, see the virtual ISA comparison.

What is a real estate nurturing system, and is it an ISA?

A nurture system is automation: drip email, text sequences, listing alerts, and reminders that keep a not-ready lead warm. It sends messages on a schedule. It does not hold a conversation or book a viewing on its own.

An ISA is the conversation. The two work together. Nurture keeps the lead alive for six months. The ISA (human or AI) calls when the lead re-engages and turns that click into an appointment.

The one-line test. If it sends messages on a timer, it is a nurture system. If it talks to the lead and puts a time on a calendar, it is doing the ISA job. If it shows the house, it is an agent.

FAQ

What does ISA stand for in real estate?

Inside sales agent. The person who works leads by phone, text, and email and books appointments for licensed agents.

What is the difference between an ISA and an OSA?

The ISA works the phone and books the appointment. The OSA (outside sales agent) is the licensed agent who meets the client, shows homes, and closes.

Is an ISA the same as an appointment setter?

Close, but not identical. A setter mostly books times. A full ISA also qualifies, follows up over weeks, and keeps the CRM clean.

Do ISAs need a license?

Depends on the state and the script. South Dakota and Utah, for example, bar unlicensed assistants from telephone solicitation. Check your commission.

Can an AI ISA replace a human ISA?

It can cover the first ring and the qualifying questions at any hour. It is not a licensee and cannot negotiate. Most teams use it to cover the hours the human is off.
