Realtor.com leads: Connections Plus vs a live first call

Realtor.com leads are the same job as Zillow leads with different plumbing. A buyer tapped a listing. A portal will try to put you in a conversation. If you treat the vendor’s auto-text as the first call, you will lose to the desk that actually rang.

Realtor.com sells two main ways in: Connections Plus (subscription, leads plus automated SMS and email) and ReadyConnect Concierge (live transfer, no upfront fee, you pay a referral on the close). Neither one books the viewing for you.

This page is how those products actually deliver people, what convert means, and what to measure before you renew.

Realtor.com can text. It cannot take the showing. Auto SMS versus the Concierge claim race.
Product mechanics from Realtor.com help and marketing pages. Not their 4x or 3-5x claims.

What is a Realtor.com lead?

A buyer on Realtor.com took an action on a listing in a market you paid for - or a concierge screened them and is holding the line. You then get a notification, a contact record, and a chance to talk.

That is not an exclusive client. It is a hand-raise on a portal other teams also buy.

NAR’s 2025 Profile of Home Buyers and Sellers is about how buyers search, not about Realtor.com’s P&L. 52 percent found the home they bought online. 70 percent used a mobile or tablet. 46 percent said looking online was their first step. Median search: 10 weeks. They are already in a long phone session. Your job is the first live attempt, not another listing alert.

Connections Plus is a lead plus a text, not a call

Realtor.com’s Connections Plus page sells pre-screened local buyer leads plus automated follow-up. Their own help article How to convert leads using Connections Plus is more useful than the sales page:

  • You get a text and email the moment the lead arrives. The person is added to your contacts.
  • You can see email, phone, the listing they inquired on, and recent Realtor.com search history.
  • New leads can get an automated text and email exactly one minute after the inquiry, with first name, source, and address.
  • If you do not connect, the system can keep following up.
  • Calls, texts, and emails from their dashboard log. After a phone call they prompt you for a note.

That last line is the tell. The product knows the phone call is the work. The one-minute SMS is a placeholder so you are “first” in the inbox while you are in a showing.

Realtor.com’s marketing says agents using Connections Plus close 4× as many transactions. That is their claim, with a footnote on the sales page. Do not put it in a board deck as your conversion rate.

They also say the product syncs with many CRMs. If the note is not in Follow Up Boss or HubSpot, the desk still does not have a lead.

ReadyConnect Concierge is a race to claim the line

ReadyConnect Concierge is the live-transfer product. No upfront fee. You pay a referral on the closed side. Realtor.com’s own FAQ on that page:

  • Their reps contact the inquiry, screen for intent, price point, location, timeframe, and pre-approval.
  • They say they reach prospects within 4 seconds of the inquiry. That is their first touch, not yours.
  • Matching agents get an SMS or push. The first agent to claim gets a call from a Realtor.com rep and a live transfer.
  • They market “convert leads up to 3-5× higher than the industry average.” Again: their claim, not your close-rate.

If the phone is in a cupholder, you did not buy a lead. You watched someone else claim it.

This is the same physics as a missed Zillow connection. How teams convert Zillow leads is the sister page. The vendor name changes. The first-to-answer rule does not.

What convert means here

Same four steps as any paid portal lead:

  1. You take the live attempt - the claim, or the first outbound the moment Connections Plus writes the contact.
  2. You qualify budget, timeline, and intent.
  3. Two viewing times. One booked.
  4. Notes, tags, and the next step in the CRM the agents actually open.

Speed to lead is still the clock. Oldroyd 2007: 5 vs 30 minutes, about 100× contact odds and 21× qualify odds, not closed sales. HBR 2011 (The Short Life of Online Sales Leads): 42-hour average among firms that replied within 30 days, 23 percent never replied.

A one-minute auto-SMS does not put you in the 5-minute bucket. A ring does.

How do teams actually work Realtor.com leads?

The working path:

  1. The lead lands in your CRM, not only in the Realtor.com dashboard.
  2. Someone can claim a Concierge alert or dial a Connections Plus contact in seconds - including after 6pm.
  3. The call is a qualify, not a recap of the listing they already saw.
  4. The appointment writes back. The auto-drip pauses when a human (or a voice agent) has actually talked.

You do not need their dashboard to be the system of record. You need the first conversation to exist.

mergro is built for that conversation: inbound and outbound voice, then WhatsApp, email, and SMS, with write-back to the CRMs the desk already uses. If you want that clock on Realtor.com volume, get started.

What should you measure this week?

Do this afternoon. Export 30 days of Realtor.com records from the CRM, not from a vendor PDF.

  1. Median time to first live attempt (created → first dial or accepted transfer).
  2. Claim rate on Concierge alerts, if you buy that product.
  3. Held appointments from Connections Plus vs Concierge, separately.

If you cannot split the two products in the source field, you cannot price either one. Once you can, divide each invoice by held showings with the cost per booked viewing calculator.

Realtor.com does not publish a public national price list. Treat forum “$X per ZIP” posts the way you treat unofficial Zillow prices: not a source.

Common mistakes

Calling the one-minute SMS speed to lead. It is an auto-reply. The other team may already be on a transfer.

Leaving Concierge alerts on one cell. First to claim wins. A showing is a miss.

Keeping the conversation only inside Realtor.com’s inbox. Agents live in Follow Up Boss or HubSpot. If the note is not there, the next person starts over.

Using their 4× or 3-5× lines as your forecast. Vendor marketing. Measure held appointments.

Buying both products and mixing the pipelines. Different cost, different race.

Frequently asked questions

Are Realtor.com leads exclusive?

Connections Plus is territory and contract dependent. Concierge is a claim race among matched agents. Neither is “this buyer only talks to you” unless the product and the contract say so. Read the agreement.

How fast should I call a Realtor.com lead?

Same as any paid portal lead: under 60 seconds if a system can dial, under 5 minutes if a person is watching. The vendor’s 1-minute text does not count.

Connections Plus or Concierge?

Connections Plus is upfront access plus automation. Concierge is post-pay and a live claim. Pick from last month’s held appointments and first-call time, not from a demo slide.

Do Realtor.com leads convert better than Zillow?

There is no independent national study that answers that with a number you can use. Both are shared, mobile, and after-hours heavy. Convert is the desk, not the logo.

Can voice AI take a Concierge transfer?

The constraint is whether something answers and qualifies when the claim fires. A hire that is in a showing cannot. A voice agent that writes back to the CRM can cover the clock. It does not replace the agent who walks the house.
