After-hours real-estate leads: the ones your ISA never sees

After-hours real-estate leads are the Zillow and Realtor.com forms that land when the floor is dark. Sunday night. 8:40pm on a Tuesday. The ISA is not slow. The ISA is off.

Those inquiries do not wait until Monday. The buyer is on a phone. Another desk is still dialing. By the time your first human looks at Follow Up Boss, the viewing is often already on someone else’s calendar.

This page is why nights are a coverage problem, not a motivation problem, what “after hours” is allowed to mean, and how to cover the clock without pretending a voicemail service is an ISA.

Why nights and Sundays are the expensive hours

NAR’s 2025 Profile of Home Buyers and Sellers does not publish a “percent of Zillow forms after 6pm” table. It does tell you the search is mobile. 70 percent of recent primary-residence buyers used a mobile or tablet. 52 percent found the home they bought online. 46 percent said looking online was their first step. Median search: 10 weeks.

People do that search after work and on Sundays. Portal share-of-voice products do not pause because your lease on the office does.

Speed to lead does not have a weekday exemption. Oldroyd 2007: 5 vs 30 minutes, about 100× contact odds and 21× qualify odds. HBR 2011 (The Short Life of Online Sales Leads): 42-hour average among firms that replied within 30 days - which is exactly “we’ll get it Monday.” 23 percent never replied.

A Monday 9:15am callback on a Sunday 9pm form is not late in ISA culture. It is the HBR leak with a brokerage calendar.

Zillow will offer a missed connection to the next Premier Agent. Realtor.com Concierge is a claim race. After hours, the next agent is whoever is still awake.

After-hours is not an answering service

Taking a name and promising “an agent will call you in the morning” is a dentist’s night line. The ISA job is the first conversation: qualify budget, timeline, and intent, offer two times, write it back.

If your after-hours vendor cannot do that, you bought a message. The lead is still unworked.

Hours the law cares about, and hours the buyer cares about

This is not legal advice. Confirm TCPA, state mini-TCPA, DNC, and consent with counsel before you write a night dialer policy.

The federal floor for telephone solicitations to a residential number is in 47 CFR § 64.1200(c)(1): no solicitations before 8am or after 9pm, local time at the called party. Some states cut off earlier. A buyer who just submitted a portal form is not the same fact pattern as a cold list - and that distinction is for your lawyer, not a blog.

The operational point: “after hours” in a brokerage usually means after the floor closed, which is often 6pm - still inside the federal solicitation window. The leak is self-inflicted. You stopped. The regulation had not.

Inbound pickup - they called you - is a different motion than you dialing them at 10:30pm. Design the night path with that split, then have counsel look at it.

How teams cover the clock without a 24/7 floor

The working path is the same as daytime, with the lights off:

  1. Portal or site writes the contact into the CRM at 9:12pm.
  2. A voice agent or a person who is actually on shift dials or takes the transfer.
  3. Same qualify. Same two slots - including a next-day showing the listing agent can honor.
  4. Notes and tags in Follow Up Boss before anyone sleeps.
  5. If they do not pick up, SMS or WhatsApp continues. A “we’ll call tomorrow” email is a delay you chose.

You do not need three night ISAs. You need the form to produce a conversation.

What should you measure this week?

Do this afternoon. Filter last month’s portal leads to created-after-6pm local, plus Saturday and Sunday.

  1. Count of after-hours inquiries vs weekday-open inquiries.
  2. Median first live attempt on that after-hours set. If it is “next business morning,” you found the leak.
  3. Held appointments from after-hours leads you reached the same night versus the ones you held for Monday.

Common mistakes

Calling 9-6 “full coverage.” Portal volume does not rent your office hours.

Buying an answering service and measuring “answered calls.” A taken message is not a qualify.

Texting “an agent will call you tomorrow.” You just told them to take the other team’s call.

Ignoring time zones on out-of-area buyers. Local time is theirs, not the office clock. Outside the US the same hole shows up with different words: UK enquiries, Realtor.ca, and Dubai on WhatsApp.

Treating weekends as a separate product. It is the same lead with a closed floor.

Frequently asked questions

Should I call Zillow leads at night?

If they just inquired and someone can run a real qualify, yes - subject to your counsel’s rules on time-of-day and consent. Leaving them for Monday is how you farm for the desks that did call.

Is after-hours the same as 24/7 ISA staffing?

No. 24/7 staffing is one way to cover the clock. A voice agent on the webhook is another. An answering service is neither.

What about Sunday Zillow leads specifically?

Same job. Weekend Zillow leads has its own page. Pull Sunday creates and look at first-dial timestamps.

Do buyers even answer at 8pm?

Many of them just submitted a form from the couch. That is a better moment than Monday at 10am, when they are at work and two other agents have already called.

Can voice AI legally call at night?

Consent, DNC, recording, and time-of-day rules do not go away because the voice is synthetic. Get counsel. Then measure first-call time like any other cover.
