Autoprop’s July 2026 comparison is the honest UK page in this category. Ten products. Published prices where they exist. “Not stated” where they do not. They say rivals beat them on phone answering, price floor, and install base. That is the right way to write a comparison.

This page is not a copy of theirs. It is where mergro sits on that map, what has changed on their own site since July, and how to choose if your leak is the first conversation on a Rightmove or Zoopla enquiry — not a full lettings operating system.

Disclosure: mergro publishes this. Autoprop publishes theirs. Read both. Then demo the two that match the leak, not the ten that match a logo slide.

The category Autoprop named

Their short answer is still the useful one. The UK list splits three ways:

  1. Text-first lettings operations — Autoprop and Felicity (LightWork). Portal, email, WhatsApp. Qualify. Book. Then (for those two) keep going into referencing, maintenance, rent.
  2. Voice-first receptionists — Nesti, Lettings Quest, LettingGuru’s Nita. The phone is the product.
  3. CRM-native AI — Alto Lead Flow, Street AI Call Handler. You already live in that CRM, or you migrate.

LeadPro is the cheap non-conversational acknowledgement. Apex27 and Reapit are CRMs, not enquiry handlers. Autoprop said that. It is still true.

mergro is a fourth row. Voice first, then WhatsApp, SMS, and email. Qualify and two viewing times. Write back to the desk CRM. Not a lettings OS. Not Alto-only. Not a per-branch minute pack as the public story.

What changed since their July table

Autoprop’s live homepage and features page both sell inbound and outbound calls, plus inbox and website chat, and print £500/month with a free pilot. Autoprop’s own row in the July article now lists voice. The Felicity row on that same article still says Autoprop does not answer the phone. Confirm voice, price, and CRM on a call.

Nesti’s own FAQ now says pricing is bespoke. Autoprop printed Starter £199 / 300 minutes and Growth £360 / 1,000 minutes per branch. Third-party reviews still repeat that ladder. Nesti’s site does not. Do not put £199 in a board deck until they quote it.

Felicity’s pricing page is still quote-by-portfolio. Their homepage claims answers in under 20 seconds, ~85% handled autonomously (their client data), and live sync with Alto, Street.co.uk, MRI, and LOOP. They also print the 2007 21× qualify figure. That study is US web leads, not a UK lettings close-rate.

“Not published” means the vendor’s own site did not show a number we could cite today. Autoprop July rows that we have not re-fetched (LettingGuru, Lettings Quest, Street booking engine) stay on their page. Do not pretend we mystery-shopped all ten this week.

Why mergro, if that is the leak

The UK clock is the same as the US one. Oldroyd 2007: 5 vs 30 minutes. HBR 2011: 42-hour average among firms that replied within 30 days. Autoprop’s own sample of 1,542 UK lettings enquiries says 72.8% arrived outside typical branch hours, with a 101.5-second median on supported channels in that sample — their number, not a guarantee.

A high-street branch that emails at 11 the next morning is that leak. The words are enquiry and viewing, not lead and ISA. This page is the shortlist.

mergro is built for that first conversation:

When someone else is better

  • Autoprop or Felicity — you want one vendor from enquiry through referencing, maintenance, and rent. You are buying an operation, not a first ring.
  • Alto Lead Flow — you are already on Alto and you will not take a phone product. Zero integration beats a second vendor.
  • Street — you will move the agency onto Street to get the native call handler.
  • Nesti — you want a UK voice receptionist with live transfer, and you will accept a minute or bespoke quote.
  • LeadPro — you only need an instant template. Your negotiators will qualify.
  • Autoprop’s pilot — you want to run it on the real book before you pay.

How to choose in one meeting

  1. Where do names die — phone or inbox? Phone → Nesti, Felicity, Street, mergro. Inbox-only → Autoprop, Felicity, Alto Lead Flow, mergro.
  2. Do you keep the CRM? If yes, make them create one test enquiry and show the note, the viewing, and the owner on your system. Autoprop’s live named CRM is Apex27. Felicity’s live named set is Alto plus the list above. Ours is the desk CRMs on the homepage. Everyone else: not stated until the demo.
  3. Do you need the tenancy after the viewing? If yes, Autoprop or Felicity. If no, do not pay for rent collection you will not switch on.
  4. What is the unit on the invoice? Leads (mergro, LeadPro). Minutes (Nesti’s July card). Per branch / portfolio quote (Felicity, Nesti FAQ). Per user (Apex27). Lettings OS (Autoprop £500).

FAQ

Is this the same page as Autoprop’s?

No. Theirs is a ten-product lettings-agency survey they update. Ours is where a first-ring product sits on that survey, plus the claims we re-checked in September 2026. Use theirs for LettingGuru, Lettings Quest, and Reapit’s RAI roadmap.

Do you replace Autoprop?

Only if your problem is the first conversation on an enquiry. If your problem is certificates, arrears, and landlord statements, you want them, not us.

Do you work with Reapit or Alto?

We write back to the desk CRMs listed on mergro.ai. UK systems we have not named as live get a confirmed connection or a webhook. Do not assume a native Reapit or Alto sync from this page. Make us show it.
